Preparing Your Home To Sell

Making your home look it's best when you are ready to sell doesn't always mean paying for pricey staging services. While utilizing staging services (and here at e-Merge Real Estate, we can recommend some GREAT local staging professionals) often results in quicker sales and/or increased sale prices, staging is not always something sellers can or want to invest in. Yet you can use some of stagers' best practices and techniques yourself.

Source: pixabay.com1. Start with a clean slate. Before you start arranging, get your home spotless. REALLY SPOTLESS, down to the little details like wiping down light switch covers. Renting a pressure washer to clean exterior areas like the garage door or sidewalks can make a big difference. Wash the inside and outside of windows (this also can make your rooms look brighter). Deep cleaning/steam cleaning and deoderizing carpets is a must. Keep chrome faucets, sinks and mirrors polished and sparkling. 

2. Address minor repairs. Recaulk bathtub and bathroom fixtures to help them look their best. Patch holes in walls, repair leaky faucets.  

3. Pack away clutter. It's harder for buyers to picture themselves in your home when they're looking at your personal photos, knicknacks, sports trophies and collectibles. Pack up these personal decorations - but don't leave shelves looking barren.  Pick one or two simple decor items (remember, less is more) to make the room look put together. 

4. Scale back on furniture. When a room is packed with furniture, it looks smaller. Ensure that buyers appreciate the size of each room by removing a few pieces of furniture. Renting a storage unit may be helpful while you have your home on the market.

5. Put on a fresh coat of paint. Light, neutral pallettes are best. Light grey (or "greige" -- a mix between grey and beige) with white accents has been proven to be the most successful paint color for homes on the market in 2017. 

6. Rethink your furniture placement. Highlight the flow of your rooms by arranging the furniture to guide buyers frm one room to another. In each room, create a focal point on the farthest wall from the doorway and arrange the other pieces of furniture in a triangle around the focal point. In the bedroom, the bed should be the focal point. In the living room, it may be the fireplace and your couch and sofa can form the triangle in front of it.

7. Set the scene. Lay logs in the fireplace, set your dining room table with dishes and a centerpiece of fresh fruit or flowers. Replace low light or yellow-tinted light bulbs with the BRIGHTEST bulbs you can find (and be sure any burned-out bulbs are replaced). Keep curtains open to let in maximum light. Dryer sheets in the air vents can add just a subtle fresh scent to the home.
