There are a few very simple rules when it comes to successfully selling a home. If you follow these rules and enlist the help of a Realtor that is experienced in your market your chances are very high of having a successful transaction when selling your home. You can visit www.realestatevictory.com at any time for additional guidance with real estate needs.
The most important aspect of selling your home is to understand your market and the trends of your market. You want to start by having a Realtor do a market analysis and run comparable sales. What is most important is to select homes that are of similar style, bedrooms, bathrooms and sq footage. They should also be within 1/2 mile radius. Depending on where you live and the density of homes, you should try to stay within a 1/2 mile radius of your home. Another important factor is to look at what the homes sold for. Not what they are on the market for. Also, look at your competition. If there are 10 homes on the market within a 1/2 mile radius that are all 2 story traditional, 4 bedrooms, 3 bath and a walk-out finished basement. Let's just say these houses are all priced right around $200,000. Now out of those 10 homes, 3 of them have upgraded kitchens with upgraded cabinets, granite counter tops and glass or stone back splash tile. These same 3 homes also have new carpet, nice hardwood floors and freshly painted nude color walls. The other 7 houses are a little outdated and have not been upgraded for at least 15 years. Which houses do you think buyers are going to be more interested in? Would you rather pay $200,000 for a house that is outdated or a house that is updated and has all the bells and whistles? These are the things that you have to consider when pricing your home to sell.
