Buying a home is a big purchase and a major decision! Sometimes it can be one of the largest purchases you will ever make in your life! Buying the right house and making sure it is the proper investment comes along with some education and specific things to look for. 
Some important aspects of a house are the condition of the roof, the condition and age of the HVAC unit, the condition and age of the hot water heater, the condition and age of gutters and downspouts along with the proper placement of downspouts. It is very important to make sure that the downspouts are pointing away from the house and it's foundation and flowing at least 6 feet away from the house. You also want to make sure that the grading of the soil is graded away from the house and not towards the house. You want to make sure that the foundation does not have any noticeably large cracks down the walls and that the walls are not shifted more than 3/8 of an inch. If so, you will want to ask the seller to have a structural engineer to come assess the issue and the recommended repair to remedy the problem. You will also want to check to see if the home has a block foundation, stone foundation or poured foundation. Block foundation is hollow and provides the least amount of support and strength in a foundation and commonly has cracks and leaning walls. Another thing to double check is that the front, side or back concrete porch is not attached to the foundation wall. After so many years and lots of stress on the foundation wall, it can start to pull away from the wall and create foundation issues. Call on a structural engineer to assess and devise a plan for remediation. 
You also want to make sure the home does not have water damage or infested with toxic mold. There are several different types of mold and only some are hazardous. If you see or smell the presence of mold, you will want to call on a mold expert to run some tests and assess the situation. If you find a home you like and would like to go and see, make sure that you get all the information about the property before you make a trip. Pictures can be very deceiving both bad and good. Sometimes, you may show up to a house where the pictures made it look like your dream home, only to find out the reality of the home is in much worse condition than you thought.
